Every city has a detailed page with prices by property type, trends and transaction volumes. The barometer ranks prices and their trends across the whole tracked territory.

Method and limits

  • The score combines four signals: the zone gross yield (the strongest weight), the 1-year price trend, the entry ticket per square meter and liquidity measured by transaction volume. Each weight and threshold is an indicative heuristic, not a market truth.
  • The zone gross yield divides an indicative annual rent by the median price per square meter. The rent comes from a per-square-meter reference, an order of magnitude to refine, never an observed rent. A city with no known zone rent is not rated.
  • Price source: the public DVF register released as open data by the DGFiP, aggregated per transaction. Scope: the cities tracked and published by Briveo, not the whole of France.
  • A city enters the ranking only if its market is thick enough, if its price is plausible against its department and if its statistics were recomputed with the current aggregation rule. Otherwise it stays pending, with no score.
  • Indicative score based on public market data (DVF prices, a fallback rent, transaction volume). Decision support, not investment advice. The yield shown is a zone gross yield, before charges, taxes, vacancy and works.
