What is Briveo's commission?+

Two plans: Smart at 2% (self-serve sale powered by LAIA) or Premium at 5% (dedicated agent). In both cases, commission is only due at the notary signing. If your property doesn't sell, you pay nothing. You can also list for free (0%, hosting only, no mandate) if you'd rather handle everything yourself.

Are there any hidden fees?+

No. Zero setup fees, zero listing fees, zero cancellation fees on Smart. The displayed price is the total price.

When do I have to pay?+

Only after signing the deed at the notary. Legally (French Hoguet law art. 6), no real estate agent can collect payment before. We strictly enforce this rule.

Can I switch from Smart to Premium mid-sale?+

Yes, anytime. A mandate amendment is sent to you and a licensed dedicated agent is assigned promptly in your area. You can also stay on Smart and request a one-off Delegated Visit: the rate then rises to 5% only for the buyer an agent introduced, only if that buyer purchases, and after the euro amount has been shown to you upfront. The rate is fixed on the day the offer is accepted, with no automatic switch over time.

How long does it take to get a mandate?+

The mandate is drawn up automatically by LAIA once you upload your deed and ID, then numbered and entered in the register of mandates. It is then signed by hand: you print it, date it, sign it, and keep one original copy.

Is a Briveo mandate as valid as a high-street agency's?+

Yes, it is the same contract under the same rules. Briveo operates under the French law of 2 January 1970, holding a professional T license and covered by a financial guarantee. The mandate is written, dated and signed by hand by the parties, one original copy is handed to you (art. 6), and it carries a number from the agency's register of mandates (art. 72 of the decree of 20 July 1972). That register is kept for 10 years.

Can I terminate the mandate?+

The simple mandate (Smart) can be terminated anytime by email, no fees, no notice. The exclusive mandate (Premium) can be terminated after three months by registered letter with 15 days' notice: without that letter, exclusivity continues.

Is Briveo a real estate agency?+

Yes. French company (SIREN 952 992 634), professional license T (Real Estate Transactions) issued by the Chamber of Commerce, GALIAN-SMABTP financial guarantee €120,000. Subject to the same obligations as a traditional agency.

What exactly is LAIA?+

LAIA is BRIVEO's AI assistant. It runs on Anthropic's Claude models with a knowledge base assembled by BRIVEO: French real estate law (Hoguet, GDPR, monetary code), DVF transaction data and official sources. It values properties, prepares documents and helps qualify listings.

Can LAIA hallucinate?+

Like any AI, LAIA can make mistakes. It is designed to rely on official sources (cadastre, French tax data, DVF), to cite where a figure comes from, and to say when data is missing rather than invent it. On legal topics its answers are informative, and a human adviser takes over when in doubt.

Can I talk to a human?+

Yes, on Premium you get a dedicated agent, authorised under the carte T of Liberty House Real Estate SAS. On Smart, the LAIA chat 24/7 answers the vast majority of questions. If LAIA cannot answer, your question is forwarded to the Briveo team during business hours.

Is the AI valuation free?+

Yes, totally free. No commitment. In 2 minutes you get a high/low range, the price per sq.m and the number of real sales it is based on.

What is the valuation based on?+

On official French gov data (cadastre + property transaction database), up to 10 comparable sales within a 400m adaptive radius, the energy rating, and the 12-month local trend. No subjective estimates.

Is the valuation reliable?+

Each valuation displays a confidence level and a range. The confidence level depends on the number of comparable DVF sales retained within the radius around the property, it is lowered when the available sales are old or when the postal code covers several communes, and it stays indicative in the departments DVF does not cover. The more recent comparable sales an area has, the narrower the range. The full method is published at briveo.fr/methode. The valuation remains indicative and does not replace a survey.

Are my documents secure?+

Your documents are encrypted at rest (AES-256-GCM), each with its own key, itself protected by a master key kept outside the database. Access to the documents is limited to authorised BRIVEO staff and to LAIA for reading them, and every consultation is recorded in a chained log (SHA-256) where any alteration is detectable. Your data is never used to train models.

Where is my data hosted?+

Your data is hosted in the European Union: server in France at Hostinger, encrypted backups under EU jurisdiction. Some processing involves subprocessors established in the United States, notably Anthropic's Claude API for document analysis, governed by the 2021/914 Standard Contractual Clauses and the 2023/1795 adequacy decision. Can I request data deletion?+

Yes, right to erasure (GDPR art. 17). Form at /droits-rgpd: you receive an acknowledgement carrying your request reference. Response time max 1 month (art. 12), with a reminder to the data protection contact before the deadline and escalation beyond it. Some data is kept 5 years for AML/CFT law or 10 years for Hoguet law (art. 17(3)).
