Lyon, the town

Lyon covers 47.9 km², lies between 160 and 312 m above sea level and had 519,127 inhabitants in the 2023 census. Its inhabitants are called the Lyonnaise.

Lyon is a commune in the south-eastern quarter of France, at the confluence of the Rhône and the Saône, and to the north-west of the French Alps. In 2023, it is the third most populous commune in France, behind Marseille and the capital Paris, but its urban unit, its urban area and its attraction area surpass those of Marseille-Aix-en-Provence. Administratively, Lyon is the chief town of the departmental constituency of the Rhône and of the Auvergne-Rhône-Alpes region (or Rhône-Alpes before 2015).

A little history

Although the site appears to have been inhabited since Prehistory, the first town, Lugdunum, dates from 43 BC. Under the Roman Empire, Lyon became a powerful city and capital of Roman Gaul. The fall of the Roman Empire relegated it to a secondary role in the European sphere owing to its distance from the centres of power.

Selling in Lyon

Pricing in Lyon starts by placing your property inside the €3,701 to €5,395 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 7,089 sales a year, Lyon absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Lyon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Lyon

Reading the €3,701 to €5,395 band is a buyer’s main tool in Lyon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Lyon market is moving

Over the last twelve published months the median apartment price moved by -0.4 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.

No five-year reading is available for Lyon. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Villeurbanne sits 20 % below and Lyon 6e Arrondissement 20 % above. Those are the gaps a buyer widening their search area actually meets.
