Saint-Étienne, the town

Saint-Étienne covers 80 km², lies between 422 and 1,117 m above sea level and had 173,136 inhabitants in the 2023 census. Its inhabitants are called the Stéphanoise.

Saint-Étienne (Sant-Étiève or Sant-Étièno in Arpitan, and Sant-Estève in Occitan), colloquially known as « Sainté », is a French commune situated to the south-west of Lyon (approximately 60 km), on the eastern edge of the Massif Central, to the south-east of Clermont-Ferrand (approximately 130 km) and in the south-eastern quarter of France, in the Auvergne-Rhône-Alpes region. It is the prefecture of the département de la Loire. With 173,136 inhabitants in 2023, it is the 14th most populous commune in France (2021) and the 2nd commune in Auvergne-Rhône-Alpes.

A little history

Few traces of early occupation in the Furan valley have been uncovered. At the site of Font-Ria (Saint-Genest-Malifaux), lithic debris was reported (nuclei, bladelets, scrapers, side-scrapers, and waste from flint tool manufacture), the dating of which remains uncertain. Sherds of thin grey pottery were collected, which may belong to the late La Tène period. The same site also yielded several fragments of red/orange ceramic, a fragment of an amphora neck, and a sherd from the rim of a vessel, micaceous on the inside.

Selling in Saint-Étienne

Pricing in Saint-Étienne starts by placing your property inside the €939 to €1,522 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 2,834 sales a year, Saint-Étienne absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Saint-Étienne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Saint-Étienne

Reading the €939 to €1,522 band is a buyer’s main tool in Saint-Étienne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Saint-Étienne market is moving

Over the last twelve published months the median apartment price moved by +1 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.

No five-year reading is available for Saint-Étienne. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Firminy sits 19 % below and Andrézieux-Bouthéon 56 % above. Those are the gaps a buyer widening their search area actually meets.
