Listing rules

What a listing on Briveo must disclose, what is not allowed, and what happens when a rule is broken.

Who may publish: The owner of the property, an authorised representative, or a professional holding a valid Loi Hoguet licence. You must be able to prove your right to sell. A private seller may run at most three listings at once; beyond that, Briveo treats the activity as professional and reserves publication to licence holders.
Energy performance: Every listing must state the energy class and the greenhouse-gas class, the date of the survey, and the estimated annual energy costs with their reference year. Briveo blocks publication without them.
Co-ownership: If the property is in a co-ownership, the listing must state the number of lots, the annual service charges for the seller's share, and whether recovery proceedings are in progress.
Price and fees: The price shown is the price the buyer pays. Where a Briveo mandate applies, the listing states the fee, its rate, and which party bears it. Free listings carry no fee at all.
Photos: Photographs must show the property actually offered and must be yours to publish. Watermarks, contact details in the images, and pictures of a different property are not accepted. The only computer-generated image allowed is the virtual staging produced by the platform itself, which carries a visible AI mark and is added to the real photograph, never substituted for it.
Prohibited: Listings for a property you have no right to sell, discriminatory wording, fees not disclosed, duplicate listings for the same property, and any attempt to move the transaction off-platform to avoid the rules.
Moderation and appeal: A listing may be removed if it breaks these rules. You receive the reason in writing, and you may contest the decision. This follows Regulation (EU) 2022/2065 (Digital Services Act).
Reporting a listing: Anyone may report a listing to moderation@briveo.fr. Reports are acknowledged, reviewed and answered.
