The condominium seller's document

Your pre-sale condominium statement online, €49

Before the preliminary sale agreement, you must hand the buyer the financial information of your lot and of your condominium. Send the documents from your managing agent's portal, LAIA reads and cross-checks them, and delivers the document as a PDF.

What the law requires

Article L.721-2 of the French Construction Code requires the seller of a condominium lot to hand the buyer, before the preliminary agreement, the financial information of the lot and of the syndicate. The decree of 17 March 1967 details it: 21 items in 5 blocks.

The lot being sold
3 items
The condominium and its managing agent
4 items
Your position as a co-owner
6 items
The financial health of the condominium
5 items
Proceedings and approved works
3 items

This document is not the dated statement. The dated statement (article 10-1 of the 1965 law) is issued by your managing agent, for the notary, before the deed.

How it works

  1. Step 1
    You pay once

By card, online. The invoice is available at once in your account.

  2. Step 2
You send your managing agent's documents

Each document says where to find it in your online co-ownership account. LAIA recognises it, extracts it, and cross-checks the amounts from one document to the next.

  3. Step 3
    You download the document

As soon as the documents agree, the PDF downloads with its fingerprint. If a document is missing, it is named. If a reading needs a human eye, BRIVEO checks before anything is delivered.

The documents to gather

The six required documents are enough. The three complementary ones refine the result when you have them.

The price

€49 incl. VAT, paid once. No subscription, no follow-up.

Selling with BRIVEO? The pre-sale statement is included at no extra cost in the plans with a mandate.

Two managing agents for one lot, that is covered

A main syndicate and one syndicate per building, each with its own agent and accounts, is the case of article 27 of the 1965 law. The national register says so, you can declare it, and the document presents the main syndicate with one annex per secondary syndicate.

Frequently asked questions about the pre-sale statement

What is a pre-sale condominium statement, and who must provide it?
It is the set of financial information about the lot and the condominium that the seller must hand to the buyer before the preliminary sale agreement, under article L.721-2 of the French Construction Code. It is the seller's responsibility: they can draw it up themselves or have it drawn up.
How is it different from the managing agent's dated statement?
The dated statement is another document, provided for by article 10-1 of the law of 10 July 1965. Only the managing agent issues it, for the notary, before the deed, and its price is capped by decree. The pre-sale statement comes before the preliminary agreement, is neither capped nor reserved to the agent, which is what makes it possible to build it from your own documents.
Which documents do I need to send?
Six documents your managing agent makes available in your online account: the condominium's summary sheet, your account statement, the last call for funds, the annual accounts of the last financial year, the works fund statement and the minutes of the last three general meetings. Three complementary documents, including the co-ownership regulations, refine the result when present.
What does LAIA do with my documents?
LAIA recognises each document, extracts amounts and dates, cross-checks the same information from one document to the next, and tells you if a document is missing or if two documents disagree. When a reading needs a human eye, BRIVEO checks the file before anything is delivered. The document carries a fingerprint so its integrity can be verified.
What if my lot depends on two managing agents?
That is the case of condominiums with a main syndicate and secondary syndicates, one per building for instance, under article 27 of the 1965 law. The national register says so, and you can declare it. The document then presents the main syndicate and one annex per secondary syndicate, each with its own accounts.
How much does it cost, and when is it included?
€49 incl. VAT, paid once by card. If you entrust your sale to BRIVEO under a mandate, the statement is included in your plan at no extra cost.
How long are my documents kept?
Ten years, like a sale file, encrypted on our servers in France. You can request a copy or deletion from your account, within what the law requires us to keep.
