Aix-en-Provence [ɛks ɑ̃ pʁɔvɑ̃s] (in Provençal Occitan Ais de Provença or Ais de Prouvènço) is a French commune in the South-East of France, a sub-prefecture of the département des Bouches-du-Rhône, in the région Provence-Alpes-Côte d'Azur. It forms, together with 35 other communes, the pays d'Aix within the Métropole Aix-Marseille Provence. Founded in 122 BC.
A little history
In the 4th century BC, lower Provence was occupied by a Celto-Ligurian confederation known as the Salyens or Salluviens, whose capital, the oppidum d'Entremont, was situated to the north of Aix, on the road to Puyricard. In 123 BC, following an appeal from the Greeks of Massalia (Marseille), who were in permanent conflict with the Ligurian and Gaulish tribes of the surrounding area, the consul Caius Sextius Calvinus took and destroyed this oppidum town.

Selling in Aix-en-Provence
Pricing in Aix-en-Provence starts by placing your property inside the €3,921 to €5,874 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 2,265 sales a year, Aix-en-Provence absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Aix-en-Provence property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Aix-en-Provence
Reading the €3,921 to €5,874 band is a buyer’s main tool in Aix-en-Provence. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
