1. Applicable schedule
2% incl. VAT on the Smart plan; 5% incl. VAT only if the final buyer viewed the property during a Delegated Viewing that you expressly requested, or on the Premium plan.
| Service | Rate incl. VAT | Paid by |
|---|---|---|
| Smart plan (LAIA-powered sale) | 2% of the sale price | Seller |
| Smart plan with a completed Delegated Viewing | 5% of the sale price | Seller |
| Premium plan (dedicated agent) | 5% of the sale price | Seller |
| Properties received under delegation | The rate of the sale mandate held by the originating agency, shown on the listing | The party designated by that mandate, seller, buyer or both, as shown on the listing |
No file fees, no listing fees, no viewing fees. Fees are only due if a sale actually completes.
2. Smart plan
On the Smart plan, you sell on your own with the platform's tools. Fees amount to 2% incl. VAT of the sale price.
3. Delegated Viewing
A Delegated Viewing is a viewing carried out on your behalf by a professional holding the T licence or duly authorised, which you request from your personal area after seeing the amount in euros corresponding to the 5% rate. It is confirmed by a numbered assignment order and recorded by a six-digit viewing code handed to the buyer, required when the assignment is closed.
The agent is only paid if a buyer they showed the property to completes the purchase. In that case, the 5% are split as follows, 3% for the agent, 2% for BRIVEO. No viewing fee is charged.
5. Properties received under delegation
An agency holding a sale mandate may entrust BRIVEO with presenting the property under a delegation agreement. The fees are then those of that original mandate, signed by the owner with the agency.
Their rate including VAT and the party who bears them, seller, buyer or both, are those stipulated by that mandate. They appear on the property's listing, with the name of the originating agency and its mandate number.
BRIVEO charges no additional fee. Its remuneration is a share of the originating agency's fees, due only once the sale is recorded by notarial deed.
6. Determining the rate
On the Smart plan, the applicable rate is fixed on the day the offer is accepted, 5% only if the buyer who purchases is the one a Delegated Viewing introduced to you, 2% otherwise. It does not change afterwards.
On the Premium plan, the rate is 5% whatever path the buyer took (section 4). A property received under delegation follows the rate of the originating agency's mandate (section 5).
7. Payment at completion
Pursuant to article 6 of law no. 70-9 of 2 January 1970, no sum is owed to the intermediary before the transaction has actually been concluded and recorded in a single written instrument containing the parties' undertakings.
BRIVEO binds itself beyond that rule. No fee is due or collected before the notarial deed of sale is signed (Terms of Use, article 14.2). If the property does not sell, you pay nothing.
8. Regulatory framework
- Ministerial order of 10 January 2017 on consumer information by professionals involved in real estate transactions (obligation to display the fee schedule);
- Law no. 70-9 of 2 January 1970, known as the Hoguet Act, in particular its article 6 prohibiting any collection before the transaction is actually concluded;
- Article 1994 of the French civil code for the agent's ability to appoint a substitute to carry out viewings.
The schedule above is expressed inclusive of all taxes. The VAT rate applied to the fees is the one in force on the date they become payable, that is the day the notarial deed is signed.
