Why BRIVEO

A platform that respects your time and your talent.

Tooling first

LAIA takes on the file's paperwork, reading the documents, writing, valuing, following up. You stay focused on people and negotiation.

Pay written into the contract

Two paid duties on a transaction, with or without an exclusive listing: 30% of the fees for winning the mandate, 30% for closing the sale, so 60% when you do both. On a mandate at 5%, that is 3% incl. VAT of the sale price, falling due once the deed of sale is signed (Hoguet Act, art. 6).

Self-employed, exclusively

Self-employed commercial agent entered on the RSAC register: no relationship of subordination, no quota, no sales hierarchy. For real estate transactions there is no salaried route and no in-branch position (the tech and product roles below are, by contrast, salaried).

Tools, and their price

Hoguet-compliant mandate generation, case documents read by LAIA, valuation grounded in real DGFiP sales. The platform services are invoiced at 60 € excluding VAT per month, payable in advance.

The framework, first

What you sign, said before you sign it.

You contract with BRIVEO, nom commercial de Liberty House Real Estate SAS, holder of professional licence T CPI 7501 2024 000 000 155 issued by the CCI de Paris Île-de-France. You practise and introduce yourself exclusively under the BRIVEO trading name.

1

Under the principal's T licence, by delegation

You hold no T licence, and the contract asks for none. You negotiate and act as intermediary on behalf of the licence holder, within the limits the contract takes from article 4 of French act no. 70-9.

2

Sales transactions, and nothing else

The contract covers real estate sales transactions only. No lettings, no rental management, no concierge service, no ancillary work: the limit is written into article 1, it is not left to inference.

3

Self-employed, with no premises resembling a branch

Commercial agent within the meaning of article L.134-1 of the French commercial code, entered on the RSAC register. Your business address stays separate from the principal's (art. 2.3 of the contract, art. 8 of decree no. 72-678).

The two documents the contract requires

They are not a barrier: BRIVEO applies for the first one on your behalf, the second comes from your own professional insurance.

  • Habilitation certificate endorsed by the CCI
applied for by BRIVEO on your behalf, it is not for the candidate to produce
art. 4 of act no. 70-9, art. 9 of decree no. 72-678, art. 12.5 of the contract
  • Professional indemnity insurance certificate
taken out by you, in your own name, and sent before the contract takes effect
    art. 9.3 of the contract

The habilitation certificate is an essential condition of validity of the contract (art. 12.5): refusal or withdrawal makes the contract void as of right, and the contract takes no effect before it is granted.

What the platform costs

The applications the principal makes available are invoiced at 60 € excluding VAT per month, payable in advance (art. 4.1 of the contract). It is the only amount you pay, and it is written here so that you do not discover it after signing.

The job, concretely

Six steps, from prospecting to the deed.

The same journey as the one shown in the agent workspace. Nothing is described here that is not checked there.

The journey, end to end

Six steps. Only one creates the listing, and it is not yours to take.

  1. 1

    Find the property

    You

Areas, listing watch, signals, prospects. Nothing is public yet.

    Open →
  2. 2

    Create the record

    You

The property enters your CRM as a prospect. This is not a listing: nothing appears on briveo.fr.

    Open →
  3. 3

    Let LAIA read the file

    You

Upload the documents on the record: LAIA extracts areas, surveys, co-ownership and title.

    Open →
  4. 4

    Open the sale file

    You

Two buttons on the record. “Invite the owner” sends them a 14-day link to THEIR pre-filled file. “Publish on BRIVEO myself” opens the file in YOUR name, for a property BRIVEO owns or directly holds.

    Open →
  5. 5

    The principal signs, and publishes

    The principal

This is THE only step that creates a listing on briveo.fr, and the agent never performs it for the principal: a listing requires their signed mandate (Hoguet Act).

  6. 6

    Run viewings, and get paid

    You

Delegated viewings arrive as missions. Fees are due only when the deed is signed.
