In 2026, everything is digital. Agency fees have been unregulated in France since the ordinance of 1 December 1986: there is no legal scale. Rates observed on the market usually run from 4% to 7%, depending on the agency. Example: on a €450,000 sale, the Smart plan charges €9,000 in fees, against €27,000 at the 6% rate most often charged by traditional networks, a €18,000 difference.
