The property

We're reinventing it.

Too expensive. Too slow. Too opaque. A seller hands over 6% of their property for work that is largely automatable. A buyer has no idea why they pay more than their neighbour. An agent spends most of the day on paperwork instead of advising. The enemy is not the agent, it is the inefficiency of the model. Briveo was built to fix that. LAIA does the paperwork, the agent focuses on viewings, advice and negotiation.

The 6% commission is obsolete.

In 1990, prospecting, photographing, writing the listing and distributing it was expensive: physical boards, paper classifieds, viewings to arrange without the internet. In 2026, everything is digital. Agency fees have been unregulated in France since the ordinance of 1 December 1986: there is no legal scale. Rates observed on the market usually run from 4% to 7%, depending on the agency. Example: on a €450,000 sale, the Smart plan charges €9,000 in fees, against €27,000 at the 6% rate most often charged by traditional networks, a €18,000 difference.

Transparency is not negotiable.

Every offer, every viewing, every counter-offer must be traceable, time-stamped and visible to both parties. Briveo time-stamps everything through a SHA-256 chain-hash. The seller sees in real time what is happening with their property. Professionals see exactly what is asked of them.

AI takes the repetitive work, the agent keeps the craft.

The repetitive part of an agent's work can be named: valuing, writing the listing, distributing it, following up, scheduling appointments, forwarding documents to the notary. LAIA already does all of it today: valuation from the DGFiP's DVF sales, listing copy, classification and extraction of uploaded documents, Hoguet mandate generation, missing-document detection, alerts to matching buyers, negotiation arguments. What remains is what matters: strategic advice, fine negotiation and complex cases. That is what we value in Premium.

Compliance is not a burden, it's a foundation.

The Hoguet Act, GDPR, anti-money-laundering rules: these texts protect consumers and professionals alike. Briveo builds them in by design, with a compliant mandate generated, a 10-year register, automatic AML KYC and the right to erasure enforced. We circumvent nothing; we industrialise the obligation.

Professionals remain essential.

Briveo does not turn agents into gig workers. It takes the paperwork off their hands and publishes what they earn and what they pay. The sales agent pays a platform fee of 60 € excluding VAT per month (art. 4.1 of the contract), nothing else, and their share is written down in black and white, 3% incl. VAT of the sale price when a buyer they showed the property to closes. That entitlement stays open for 12 months after the viewing, even if the mandate has expired in the meantime.

Your money is your own.

Nothing passes through Briveo. Funds go straight into the notary's escrow. Commission is only charged once the deed of sale is signed. No subscription, no hidden fees, no withdrawal penalty. If the property doesn't sell, you don't pay.
