The free listing is a listing between private individuals. BRIVEO hosts it and does not take part in the transaction. You write with LAIA, publish on briveo.fr, chat through the built-in messaging, and everything else (visits, negotiation, notary file) stays between you and the buyer. Smart (2% incl. tax) and Premium put your sale under a mandate, carte T of Liberty House Real Estate SAS, with the DGFiP estimate, a numbered Hoguet mandate entered in the register, buyer screening (identity, borrowing capacity), ten years of legal archiving and, with Premium, a dedicated agent. Agency fees have been unregulated in France since ordinance no. 86-1243 of 1 December 1986, and every agency displays its own rates. Compare ours with the rates displayed by the agency in your neighbourhood.

Only after signing at the notary. If your property doesn't sell, you pay nothing. French law (Hoguet Act, article 6) already forbids any payment before the sale is concluded and recorded in a written instrument. BRIVEO goes further and is paid only at the notarised deed (Terms 14.2).

Including all taxes. No surcharge after signing. What you see is what you pay.

Yes, at any time. An amendment to the mandate is submitted to you, and a dedicated agent is assigned to you promptly in your area: an authorised agent operating under the carte T of Liberty House Real Estate SAS.

Yes, and the rules are the same for Smart and Premium. The type of mandate (simple, semi-exclusive or exclusive) and its duration (3, 6, 12 or 24 months) are chosen separately from the plan, when the mandate is drawn up. You first have fourteen days to withdraw (Terms 12.1). You may then revoke your mandate at any time (Terms 12.7) and request its termination from your personal space or by any written notice (Terms 12.8). Three months after signature, either party may also give notice to end the mandate with fifteen days' notice, where it includes a penalty clause (Terms 12.9).

Premium does not impose exclusivity. The type of mandate (simple, semi-exclusive or exclusive) is chosen independently of the plan, exclusive by default, for 3, 6, 12 or 24 months, on Smart as on Premium. If you chose exclusivity, it lasts as long as the mandate. You may revoke the mandate at any time (Terms 12.7) or request its termination from your space (Terms 12.8). Three months after signature, either party may also give notice to end it with fifteen days' notice, where it includes a penalty clause (Terms 12.9). Without any step on your part, the mandate continues and exclusivity does not lapse on its own.
