How notary fees are calculated
1. Registration duties (the largest share)
They are collected by the State and local authorities. For an existing property, they represent about 6.32% of the price (article 1594 D of the French General Tax Code, departmental duty raised to 5.00% by the 2025 Finance Act). For a new-build VEFA property, the duties are reduced to 0.71498% because the 20% VAT has already been paid by the developer.
2. Notary emoluments (their remuneration)
A regulated rate, regressive by bracket per article A. 444-91 of the French Commercial Code (schedule in force). Above 60 000 €, the rate drops to 0.799% before tax. A notary may grant a discount, capped at 20% of the emolument calculated on the portion of the price at or above 100 000 €, provided its rate is fixed and identical for all clients (articles L. 444-2 and A. 444-174 of the French Commercial Code). The amount shown here is an estimate.
3. Disbursements and formalities (~0.5%)
Costs advanced by the notary on your behalf: cadastral extracts, a copy of the condominium bylaws, land registration, urban planning requests. These costs are re-invoiced to the exact euro.
