Lille, the town
Lille covers 34.8 km², sits at 30 m above sea level and had 238,246 inhabitants in the 2023 census. Its inhabitants are called the Lilloises.
Lille (pronounced locally) (Rijsel in Dutch, Rysel in Flemish, Lile in Picard), is a town in the North of France. Prefecture of the département du Nord and chief town of the Hauts-de-France region, it is the seat of the European Union Customs Authority. With 238,246 inhabitants within the city limits at the last census in 2023, Lille is the tenth most populated commune in France, but also the principal commune of the Métropole européenne de Lille, which brings together 94 other communes including Roubaix, Tourcoing and Villeneuve-d'Ascq, and has nearly 1.2 million inhabitants.
A little history
According to a legend elaborated between the 11th and 16th centuries in the context of succession crises for the purposes of legitimising the continuity of succession of the Counts of Flanders, Lille is said to have been founded in 640 by Lydéric. The current site of the town contains traces of earlier occupation (prehistoric, Gallo-Roman, Merovingian, Carolingian periods) but the remains found tell us nothing of the urbanisation of those eras, even if it seems probable that a hamlet existed at least during the Roman period in Menapian territory. It perhaps bore the name of Treola (Treille in Latin), a wine-growing estate mentioned in the Carolingian period and the name under which the Virgin is honoured in Lille.

Selling in Lille
Pricing in Lille starts by placing your property inside the €2,941 to €4,517 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 3,650 sales a year, Lille absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Lille property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Lille
Reading the €2,941 to €4,517 band is a buyer’s main tool in Lille. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the Lille market is moving
Over the last twelve published months the median apartment price moved by +0.5 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Lille. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Douai sits 58 % below. Those are the gaps a buyer widening their search area actually meets.
