Toulon, the town

Toulon covers 42.8 km², lies between 0 and 589 m above sea level and had 179,116 inhabitants in the 2023 census.

Toulon ([tulɔ̃]) is a French commune situated in the département of Var, of which it is the chef-lieu. A coastal city of Provence in the Midi, it is the third city of the région Provence-Alpes-Côte d'Azur after Marseille and Nice. It is home to the headquarters of the préfecture maritime de la Méditerranée.

A little history

Before Roman colonisation, Toulon was a shelter for Greek vessels sailing between Massalia and Olbia, and a murex fishery, the murex being a large sea snail used to dye togas. Carme produced from a kermes oak cochineal was exported. The Ligures (the most ancient settlers), then the Celts, the Greeks and the Phoenicians of Carthage traded there and then came into conflict, until the Massaliotes called upon Rome, first against the grip of Carthage (which had defeated the Massaliotes at the battle of Aléria in 545 BC), then against the Celto-Ligures of the hinterland.

Selling in Toulon

Pricing in Toulon starts by placing your property inside the €2,083 to €3,443 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 3,168 sales a year, Toulon absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Toulon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Toulon

Reading the €2,083 to €3,443 band is a buyer’s main tool in Toulon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Toulon market is moving

Over the last twelve published months the median apartment price moved by +2.8 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Toulon. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Draguignan sits 22 % below and Sanary-sur-Mer 132 % above. Those are the gaps a buyer widening their search area actually meets.
