A little history
The archaeological map of the département du Rhône (69/1) published in 2006 lists a number of archaeological remains discovered over the centuries on the territory of Villeurbanne, but without it being possible to link them to any particular construction. In 1852 (precise location unknown) a bronze patera stamped Draccius f was found. It is kept at the musée de Saint-Germain-en-Laye. In 1936, near the boulevard Laurent-Bonnevay, a hoard of 45 gold coins (aurei) from the middle of the 1st century to the beginning of the 2nd century of our era was unearthed. They were dispersed.

Selling in Villeurbanne
Pricing in Villeurbanne starts by placing your property inside the €2,982 to €4,253 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 2,012 sales a year, Villeurbanne absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Villeurbanne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Villeurbanne
Reading the €2,982 to €4,253 band is a buyer’s main tool in Villeurbanne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
