Le Cannet, the town

Le Cannet covers 7.7 km², lies between 12 and 285 m above sea level and had 41,938 inhabitants in the 2023 census.

Le Cannet is a French commune situated in the Alpes-Maritimes department, in the Provence-Alpes-Côte d'Azur region. Its inhabitants are called the Cannettans.

A little history

From a very early period, the site of Le Cannet was occupied by the Romans, who settled there, planted olive trees and named the place Olivetum. Le Cannet quickly became a Roman town where travellers would stop. The Via Aurelia, which links Rome to Arles, crosses the current territory of Le Cannet, and the Via Aurelia is still present in the Haut-Cannet district. Between 400 and 410, the monk Saint-Honorat settled there and founded a monastery, which was at that time the "foothold on the mainland" for the monks of the îles de Lérins, situated in the bay of Cannes.

Selling in Le Cannet

Pricing in Le Cannet starts by placing your property inside the €3,197 to €4,659 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 1,032 sales a year, Le Cannet absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Le Cannet property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Le Cannet

Reading the €3,197 to €4,659 band is a buyer’s main tool in Le Cannet. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Le Cannet market is moving

Over the last twelve published months the median apartment price moved by +5.7 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Le Cannet. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Grasse sits 24 % below and Cannes 47 % above. Those are the gaps a buyer widening their search area actually meets.
