With 79,961 inhabitants in 2022, La Rochelle is the most populous commune in the département, ahead of Saintes, Rochefort and Royan, and holds fourth place in the region after Bordeaux, the regional capital, Limoges and Poitiers. Its inhabitants are called les Rochelaises and les Rochelais.
A little history
Gallo-Roman occupation (in the archaeological sense of the term) is attested by the remains of significant salt marshes and villas, then Alains who came from the East, and finally a fishing village amid marshland, all leading in the 10th century to the founding of the future capital of Aunis. The castle was built in the early 12th century by the lords of Mauléon and de Rochefort. Guillaume X, duc d'Aquitaine, became lord of La Rochelle by feat of arms in 1130. He made La Rochelle a free port.

Selling in La Rochelle
Pricing in La Rochelle starts by placing your property inside the €3,947 to €5,833 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 1,451 sales a year, La Rochelle absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your La Rochelle property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in La Rochelle
Reading the €3,947 to €5,833 band is a buyer’s main tool in La Rochelle. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Over the last twelve published months the median apartment price moved by -1.3 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for La Rochelle. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Saintes sits 60 % below and Châtelaillon-Plage 8 % above. Those are the gaps a buyer widening their search area actually meets.
