Soissons, the town
Soissons covers 12.3 km², lies between 38 and 130 m above sea level and had 28,046 inhabitants in the 2023 census.
Soissons [swa.ˈsɔ̃] is a French commune situated in the département of Aisne and the Hauts-de-France region, in the former province of Picardie. The second largest town in the département and a sub-prefecture, it is known for the episode of the vase de Soissons following the capture of the town by Clovis in 486, from which it draws its nickname of « la cité du Vase ». Clovis also established his capital there until 508, after Tournai, and the town then served as the capital of several Merovingian kings.
A little history
Before the Roman conquest (58–52 BC), the site of Soissons belonged to the Celtic people of the Suessions, a name attested by Julius Caesar's book La Guerre des Gaules (De Bello Gallico). In this work, Caesar indicates that Gaul (Gallia) — the Roman province of Narbonnaise having been conquered from -120 and being considered separately — is divided between Aquitaine (south of the Garonne), Celtic Gaul (between the Loire and the Seine) and Belgique (north of the Seine).

Selling in Soissons
Pricing in Soissons starts by placing your property inside the €1,257 to €2,000 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 293 sales a year, Soissons absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Soissons property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Soissons
Reading the €1,257 to €2,000 band is a buyer’s main tool in Soissons. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

Start with BriveoHow the Soissons market is moving
Over the last twelve published months the median apartment price moved by -8.7 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.
No five-year reading is available for Soissons. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Hirson sits 57 % below and Villers-Cotterêts 9 % above. Those are the gaps a buyer widening their search area actually meets.
