Château-Thierry is a French commune situated in the département of Aisne, in the historic region of Picardie, and the administrative region of Hauts-de-France. Château-Thierry is one of the 64 French towns to have received the Légion d'honneur.

A little history

The earliest traces of civilisation date from the Iron Age. Artefacts and a burial from this period were discovered during archaeological excavations. These signs of occupation are located beneath the current Vaucrises district and on the plateau to the north of the town, north of the Blanchards district. These early settlements were followed by a grouped settlement of Roman times.

Selling in Château-Thierry

Pricing in Château-Thierry starts by placing your property inside the €1,351 to €2,154 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 172 sales a year, Château-Thierry absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Château-Thierry property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Château-Thierry

Reading the €1,351 to €2,154 band is a buyer’s main tool in Château-Thierry. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Château-Thierry market is moving

Over the last twelve published months the median apartment price moved by +12.3 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Château-Thierry. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Hirson sits 59 % below and Villers-Cotterêts 5 % above. Those are the gaps a buyer widening their search area actually meets.
