Montluçon (prononciation, ou localement) is a French commune situated in the centre of France, a sub-prefecture of the département of l'Allier in the région Auvergne-Rhône-Alpes. Its 33,147 inhabitants (as of 1 January 2023), known as the Montluçonnais and Montluçonnaises, make it the largest commune in the département, ahead of Vichy and Moulins, and also of the historic région of Bourbonnais. The town is the centre of an urban area of nearly 80,000 inhabitants.
A little history
Traces of human occupation and lithic artefacts (flint tools) dating from the Magdalenian period (prehistory, twelve thousand years before our era) have been found notably on the esplanade of the château de Montluçon. In 2010, an open-air station used by hunter-gatherers from the same period was discovered on the site of les Hauts de Buffon. Many other sites exist in the surroundings of the commune, such as at Nassigny, Prémilhat, Néris-les-Bains, Quinssaines, Lamaids, and also the site of Marignon. During Antiquity, Montluçon was part of the territory of the Bituriges Cubes, who would give their name to the Berry.

Selling in Montluçon
Pricing in Montluçon starts by placing your property inside the €486 to €902 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 629 sales a year, Montluçon absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Montluçon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Montluçon
Reading the €486 to €902 band is a buyer’s main tool in Montluçon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
