Le Bouscat, the town
Le Bouscat covers 5.3 km², lies between 2 and 27 m above sea level and had 25,081 inhabitants in the 2023 census.
Le Bouscat (lə buska) is a commune in the South-West of France, an integral part of Bordeaux Métropole, in the département of la Gironde in the région of Nouvelle-Aquitaine. Its inhabitants are called the Bouscatais.
A little history
Until the 11th century, the site was a hamlet surrounded by vineyards, market gardens and forest, mentioned in the petit Sancius, a preserved part of the Cartulaire de la Basilique Saint-Seurin de Bordeaux, kept from the 9th century (814) to the 15th century (1400). The first transaction relating to Le Bouscat is recorded in the register of the Comptablerie de Guienne. In 1180, Arnaud d'Illac, Seigneur de Castel Endorthe, gave a plot of forest to the chapitre Saint Seurin de Bordeaux. The site passed shortly afterwards into the possession of the family of Guillaume de Bordeaux (1182). Its position on the pilgrimage route to Compostelle would be the key to its growth.

Selling in Le Bouscat
Pricing in Le Bouscat starts by placing your property inside the €3,093 to €4,438 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 455 sales a year, Le Bouscat absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Le Bouscat property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Le Bouscat
Reading the €3,093 to €4,438 band is a buyer’s main tool in Le Bouscat. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Start with BriveoHow the Le Bouscat market is moving
Over the last twelve published months the median apartment price moved by +5.9 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.
No five-year reading is available for Le Bouscat. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Cenon sits 19 % below and Arcachon 105 % above. Those are the gaps a buyer widening their search area actually meets.
