Mérignac, the town
Mérignac covers 48.2 km², lies between 12 and 53 m above sea level and had 78,090 inhabitants in the 2023 census.
Mérignac (pronounced, in Occitan, Merinhac) is a commune in the South-West of France, situated in the département of the Gironde, in the région of Nouvelle-Aquitaine. Bordering Bordeaux, it is the most populous commune in the Bordeaux suburbs. It is also home to the agglomeration's airport.
A little history
Although archaeological excavations attest to a human presence between 2000 and 1500 BC, the creation of the town appears to date back to the period of the Roman occupation of Gaul. The estate of a first-century Gallo-Roman villa rustica, Matriniacus, centred on the current site of the old Romanesque church, is thought to have gradually evolved into a village around the stream of the Devèze, which today runs underground. Viticulture on graves was already practised there, among other activities, and the stream, then wider, served as a transport route to the estuary.

Selling in Mérignac
Pricing in Mérignac starts by placing your property inside the €2,843 to €3,968 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 1,143 sales a year, Mérignac absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Mérignac property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Mérignac
Reading the €2,843 to €3,968 band is a buyer’s main tool in Mérignac. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Over the last twelve published months the median apartment price moved by +1.1 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Mérignac. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Cenon sits 11 % below and Arcachon 126 % above. Those are the gaps a buyer widening their search area actually meets.
