Bègles, the town
Bègles covers 10 km², lies between 3 and 18 m above sea level and had 31,831 inhabitants in the 2023 census.
Bègles (Begla in Gascon) is a commune in the South-West of France, situated in the close southern suburbs of Bordeaux, in the département of the Gironde in the région of Nouvelle-Aquitaine. Its inhabitants are called Béglais. Known for its Bordeaux vineyards until the 18th century, then its drying industry in the 19th century, Bègles became at the beginning of the 20th century the principal industrial town in the suburbs of Bordeaux.
A little history
The oldest human trace on the territory of Bègles is estimated at approximately 150,000 years before our era, following the discovery in 1966, in the rue des Quatre Castéra, of a biface flint dating from the Palaeolithic period. Megalithic remains, approximately 5,000 years BC, are visible in the neighbouring commune of Villenave-d'Ornon. A fragment of aqueduct was uncovered in October 1953 at the barrière de Bègles. The covering was provided by slabs of hard limestone. Given the gradient of the conduit, the water was not conveyed towards Bordeaux but towards the south of Bègles.

Selling in Bègles
Pricing in Bègles starts by placing your property inside the €2,878 to €3,750 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 433 sales a year, Bègles absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Bègles property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Bègles
Reading the €2,878 to €3,750 band is a buyer’s main tool in Bègles. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the Bègles market is moving
Over the last twelve published months the median apartment price moved by +0.9 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Bègles. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Cenon sits 6 % below and Arcachon 139 % above. Those are the gaps a buyer widening their search area actually meets.
