Clermont-Ferrand, the town
Clermont-Ferrand covers 42.7 km², lies between 321 and 602 m above sea level and had 146,351 inhabitants in the 2023 census.
Clermont-Ferrand (prononcé) is a town in central France, located in the Massif central in the Auvergne-Rhône-Alpes region. It is the historic capital of Auvergne and the chief town of the Puy-de-Dôme département. The modern town was born from the union in the 17th century of two formerly rival towns, Clermont and Montferrand.
A little history
Occupation of the commune's territory is attested from the Neolithic period, as evidenced by the erection of several menhirs (Brézet, Sainte-Anne or Puy-de-la-Poix) and the dolmen du Puy-de-Crouël. The cardial culture (early Neolithic), typical of the south of France but also present in Auvergne and the Lyon region, is attested at the sites of Brézet and the rue des Quatre Passeports. There are also a few signs of protohistoric occupation at the foot of the hill on which the ancient town would be built. Augustonemetum (the sanctuary of Auguste, Roman emperor) is a new town that is thought to have been created during the 1st century BC.

Selling in Clermont-Ferrand
Pricing in Clermont-Ferrand starts by placing your property inside the €1,686 to €2,617 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 2,213 sales a year, Clermont-Ferrand absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Clermont-Ferrand property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Clermont-Ferrand
Reading the €1,686 to €2,617 band is a buyer’s main tool in Clermont-Ferrand. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

No five-year reading is available for Clermont-Ferrand. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Riom sits 18 % below and Besse-et-Saint-Anastaise 35 % above. Those are the gaps a buyer widening their search area actually meets.
