Mont-Dore, the town
Mont-Dore covers 35.9 km², lies between 897 and 1,883 m above sea level and had 1,163 inhabitants in the 2023 census.
Mont-Dore (official name), often called Le Mont-Dore (notably on all road signs and the majority of the town's shop signs), is a French commune situated in the département of Puy-de-Dôme, in the region of Auvergne-Rhône-Alpes. Its inhabitants are called les Montdoriens and les Montdoriennes or les Mont-Doriens and les Mont-Doriennes.
A little history
Archaeologists have discovered the remains of a fir-timber basin beneath the structures of the Roman baths, attesting to the occupation of the site and the exploitation of the springs by the Celts several centuries before the Roman occupation. It is, however, the only relic that makes it possible to attest to a presence before the Roman era. The remains of the ancient baths of Mont-Dore were described for the first time in 1575 by M. Chaduc.

Prices by property type in Mont-Dore
By property type in Mont-Dore, T2 at €2,537/m², studio at €2,464/m², T3 at €2,599/m², T4 at €2,006/m².
The T3 carries the highest price per square metre and the T4 the lowest, a gap of 30 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.
The T2 is what changes hands most often here, with 35 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Mont-Dore
Pricing in Mont-Dore starts by placing your property inside the €2,106 to €2,850 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 97 sales a year, Mont-Dore is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Mont-Dore property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Mont-Dore
Reading the €2,106 to €2,850 band is a buyer’s main tool in Mont-Dore. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

No five-year reading is available for Mont-Dore. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Riom sits 31 % below and Besse-et-Saint-Anastaise 14 % above. Those are the gaps a buyer widening their search area actually meets.
