Châtel-Guyon, the town

Châtel-Guyon covers 14.1 km², lies between 374 and 721 m above sea level and had 6,299 inhabitants in the 2023 census.

Châtel-Guyon is a French commune, located in the département of Puy-de-Dôme in the region of Auvergne-Rhône-Alpes. It is a spa town that forms part of the urban unit of Riom and, more broadly, of the catchment area of Clermont-Ferrand. The inhabitants are called the Châtel-Guyonnais but are very often called the Brayauds for historical and geographical reasons.

A little history

Guy II d'Auvergne, comte d'Auvergne from 1194 to 1222, had a château built on a natural hill in 1185, the present-day colline du calvaire, to protect Riom. Now gone, it consisted of a square enclosure flanked by three circular towers, as shown in the drawing by Guillaume Revel in the Armorial d'Auvergne around 1450. Guy II quarrelled a great deal with his brother Robert, bishop of Clermont. The King of France Philippe-Auguste therefore confiscated his domain, which was passed on, at the time of the settlement of the succession of Géraud de Maulmont, to the heirs of the family de Maulmont.

Selling in Châtel-Guyon

Pricing in Châtel-Guyon starts by placing your property inside the €1,470 to €2,394 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 131 sales a year, Châtel-Guyon is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Châtel-Guyon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Châtel-Guyon

Reading the €1,470 to €2,394 band is a buyer’s main tool in Châtel-Guyon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
