Carcassonne, the town

Carcassonne covers 65.1 km², sits at 111 m above sea level and had 46,080 inhabitants in the 2023 census.

Carcassonne (Carcassona in Occitan) is a French commune, prefecture of the département of Aude in the région of Occitanie. From a historical and cultural standpoint, the commune forms part of the Carcassès, a pays centred on the town of Carcassonne, between the foothills of the Massif central and the foothills of the Pyrenees. Exposed to an altered oceanic climate, it is drained by the canal du Midi, the Aude, the Fresquel, the Arnouze, the ruisseau de Bazalac, the ruisseau de Malepère, the ruisseau de Fount Guilhen and by various other small watercourses, including the ruisseaux de Garrel and de Montirat which feed the lac de la Cavayère.

A little history

The history of Carcassonne is directly linked to that of the Cité. It was in 1247 that the town expanded, with the creation of the lower town or bastide Saint Louis. In the Neolithic period the original site of Carcassonne was located on the present-day site of the Domaine d'Auriac, known as Carsac, approximately two kilometres to the south of the medieval city. Around the 6th century BC.

Selling in Carcassonne

Pricing in Carcassonne starts by placing your property inside the €1,071 to €1,530 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 827 sales a year, Carcassonne absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Carcassonne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Carcassonne

Reading the €1,071 to €1,530 band is a buyer’s main tool in Carcassonne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Carcassonne market is moving

Over the last twelve published months the median apartment price moved by +2.2 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Carcassonne. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Limoux sits 5 % below and Gruissan 187 % above. Those are the gaps a buyer widening their search area actually meets.
