Narbonne, the town

Narbonne covers 173 km², lies between 0 and 285 m above sea level and had 57,587 inhabitants in the 2023 census.

Narbonne (Narbona in Occitan) is a commune in the south of France, a sub-prefecture of the département of Aude situated in the Occitanie region. The commune is crossed by the canal de la Robine, inscribed on the UNESCO World Heritage List since 1996. Narbonne is an urban and coastal commune of 59,000 inhabitants that has experienced a strong rise in population since 1975.

A little history

The Romans founded a Roman colony in 118 BC by the name of Colonia Narbo Martius. It was situated on the via Domitia, the first Roman road in Gaul, which made it possible to link Italy to Spain. Before this period, Narbonne was a trading post attached to the oppidum de Montlaurès (four kilometres to the north of the present-day town), the capital of the Élisyques, an indigenous people long established in the area and Celticised shortly before the Roman conquest.

Selling in Narbonne

Pricing in Narbonne starts by placing your property inside the €1,665 to €2,799 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 1,166 sales a year, Narbonne absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Narbonne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Narbonne

Reading the €1,665 to €2,799 band is a buyer’s main tool in Narbonne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Narbonne market is moving

Over the last twelve published months the median apartment price moved by +8.4 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Narbonne. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Limoux sits 45 % below and Gruissan 65 % above. Those are the gaps a buyer widening their search area actually meets.
