A little history

The town of Vannes, or Darioritum, was founded in the Roman era, in the first half of the 1st century. It was the capital of the Cité des Vénètes. The political upheavals of late Antiquity, during the second half of the 3rd century, led to the fortification of Vannes and the regrouping of residential areas towards the hill of Mené. The town was conquered in 578 by Waroch.

Selling in Vannes

Pricing in Vannes starts by placing your property inside the €3,220 to €4,512 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 1,020 sales a year, Vannes absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Vannes property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Vannes

Reading the €3,220 to €4,512 band is a buyer’s main tool in Vannes. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Vannes market is moving

Over the last twelve published months the median apartment price moved by +1.7 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Vannes. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Pontivy sits 54 % below and Carnac 52 % above. Those are the gaps a buyer widening their search area actually meets.
