Brest, the town

Brest is a French commune, capital of the arrondissement in the département of Finistère in the region of Bretagne. It is an important port, the second largest military port in France after Toulon, situated at the western tip of Bretagne. With 142,346 inhabitants (2023), Brest is the 26th most populous commune in France.
A little history
A menhir dating from the Neolithic period was discovered in Brest. The birth of Brest corresponds to the construction, on the site of the current château, of a fortified Roman camp at the end of the 3rd century, which may perhaps be the Gesocribate mentioned in the Table de Peutinger, although other sites have been proposed. The town of Brest within its boundaries at the time of Henri II corresponded to the sole parish of the Sept-Saints. In 1593, Henri IV granted Brest the title of town, and in 1631, Richelieu made Brest, which then had fewer than 2,000 inhabitants, a military port.

Selling in Brest
Pricing in Brest starts by placing your property inside the €1,748 to €2,610 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 2,615 sales a year, Brest absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Brest property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Brest
Reading the €1,748 to €2,610 band is a buyer’s main tool in Brest. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

No five-year reading is available for Brest. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Morlaix sits 32 % below and Bénodet 80 % above. Those are the gaps a buyer widening their search area actually meets.
