Bénodet, the town

Bénodet covers 10.5 km², lies between 0 and 59 m above sea level and had 3,849 inhabitants in the 2023 census. Its inhabitants are called the Bénodetois.

Bénodet (pronounced [benɔdε] today, [benodεt] until the 1950s) is a French commune situated in the south of the département of Finistère, in the région of Bretagne. It is a classified seaside resort. The commune was called Perguet until 1878.

A little history

The estuary of the Odet, situated at the back of a sheltered bay with a great depth of water, allows Bénodet to enjoy an exceptional situation for travellers and sailors. A number of them were thus able to leave traces of their passage. These traces are scarce for the prehistoric period. According to Jean-Baptiste Ogée, a dolmen was to be found at Perguet but has since disappeared. A tumulus was situated to the left of the road from Bénodet to Perguet, approximately one kilometre from Bénodet. It was excavated in 1886 and fragments of cinerary urns in grey and brown earth were found there. The menhir de Poulquer survives.

Selling in Bénodet

Pricing in Bénodet starts by placing your property inside the €3,013 to €4,571 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 102 sales a year, Bénodet is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Bénodet property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Bénodet

Reading the €3,013 to €4,571 band is a buyer’s main tool in Bénodet. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Bénodet market is moving

Over the last twelve published months the median apartment price moved by +15.4 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Bénodet. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Morlaix sits 62 % below. Those are the gaps a buyer widening their search area actually meets.
