Lorient, the town

Lorient covers 17.5 km², lies between 0 and 46 m above sea level and had 58,329 inhabitants in the 2023 census.

Lorient is a French commune situated in the Morbihan département, in the Bretagne region. An active port city and maritime arsenal at the head of the rade de Lorient, the town is at the heart of the urban area of Lorient. The history of the town begins in 1666 when the Compagnie des Indes orientales obtained land from Louis XIV to establish its facilities at the place known as le Faouédic.

A little history

The presence of megalithic monuments confirms that the Pays de Lorient was inhabited from 3,000 years before Christ. Remains of Roman roads (linking Vannes to Quimper and Port-Louis to Carhaix) confirm the occupation of the Gallo-Romans. The Compagnie française pour le commerce des Indes orientales was created by Colbert in 1664. It received, by an ordinance of Louis XIV in June 1666, land at Port-Louis as well as on the other side of the rade at the place known as le Faouédic.

Selling in Lorient

Pricing in Lorient starts by placing your property inside the €2,125 to €3,082 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 973 sales a year, Lorient absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Lorient property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Lorient

Reading the €2,125 to €3,082 band is a buyer’s main tool in Lorient. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Over the last twelve published months the median apartment price moved by +3.8 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Lorient. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Pontivy sits 30 % below and Carnac 130 % above. Those are the gaps a buyer widening their search area actually meets.
