Valleiry, the town

Valleiry covers 7 km², lies between 355 and 560 m above sea level and had 5,264 inhabitants in the 2023 census.

Valleiry is a French commune situated in the département of Haute-Savoie, in the Auvergne-Rhône-Alpes region.

A little history

The Romans of the time brought with them the cult of Jupiter (JO VIS) and the hamlet of la Joux is said to have originally been built near a temple dedicated to him. A small village in the haut-Genevois with no particular role in great History, whose revenues were the property of the chapters of Genève, tossed about during the Reformation, at times Catholic, at times Protestant, Valleiry had only an agricultural vocation. As a commune, Valleiry has existed only since an edict by King Charles-Emmanuel III de Sardaigne dated 19 December 1771.

The average apartment sold in Valleiry covers 62 square metres, putting a typical transaction near €262,526. That is an order of magnitude drawn from averages, not the valuation of any particular property.

By property type in Valleiry, T3 at €4,251/m², T2 at €4,359/m², T4 at €3,955/m², studio at €4,800/m².

The T2 carries the highest price per square metre and the T4 the lowest, a gap of 10 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

The T3 is what changes hands most often here, with 27 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Valleiry

Pricing in Valleiry starts by placing your property inside the €3,795 to €4,666 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 84 sales a year, Valleiry is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Valleiry property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Valleiry

Reading the €3,795 to €4,666 band is a buyer’s main tool in Valleiry. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Valleiry market is moving

Over the last twelve published months the median apartment price moved by +5.4 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Valleiry. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Annemasse sits 19 % below and Chamonix-Mont-Blanc 123 % above. Those are the gaps a buyer widening their search area actually meets.
