Morzine, the town
Morzine covers 44.1 km², lies between 890 and 2,460 m above sea level and had 2,658 inhabitants in the 2023 census.
Morzine is a commune in the French Alps, situated in the vallée d'Aulps in the département of Haute-Savoie, in the Auvergne-Rhône-Alpes region of France. The commune is principally known for its winter sports resort of Avoriaz, and is indeed often referred to by the double name of Morzine-Avoriaz, and for the Festival international du film fantastique d'Avoriaz which was held there from 1973 to 1993.
A little history
In 1253, the abbots of the powerful Cistercian abbey of Sainte-Marie d'Aulps, situated 6 kilometres from Morzine, purchased all the rights of justice held over the families of Morzine from the lord Aymon II de Faucigny. The village was from that point incorporated into this ecclesiastical lordship and formed, together with the village of Montriond (then called Chairavaux), one of the métralies (judicial and fiscal districts) of the abbey. In 1313, the accounts drawn up for a special tax, the régale, reveal that Morzine already had 57 families. It was nonetheless necessary to wait until 7 June 1505 for a parish to be officially created.

Selling in Morzine
Pricing in Morzine starts by placing your property inside the €6,213 to €8,940 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 283 sales a year, Morzine absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Morzine property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Morzine
Reading the €6,213 to €8,940 band is a buyer’s main tool in Morzine. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

No five-year reading is available for Morzine. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Annemasse sits 54 % below and Chamonix-Mont-Blanc 27 % above. Those are the gaps a buyer widening their search area actually meets.
