Saint-Jean-de-Luz, the town

Saint-Jean-de-Luz (pronounced, in Basque, Donibane Lohizune) is a French commune situated in the département of Pyrénées-Atlantiques, in the région of Nouvelle-Aquitaine. The demonym is Luzien (or Donibandar in Basque).
A little history
Saint-Jean-de-Luz was originally no more than a modest hamlet on the dunes, between the sea and marshland, at the mouth of the estuary of the Nivelle, opposite the hill of Bordagain. Once the property of the canons of the cathedral of Bayonne, the community, although it had become autonomous, never possessed any walls. It therefore did not truly take on the character of a town before the modern era. In the 15th century, the Basque fishermen of the port of Saint-Jean-de-Luz were the first to explore the banks of Terre-Neuve, and cod fishing combined with whale hunting considerably increased the prosperity of the commune.

Selling in Saint-Jean-de-Luz
Pricing in Saint-Jean-de-Luz starts by placing your property inside the €4,854 to €7,328 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 329 sales a year, Saint-Jean-de-Luz absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Buying in Saint-Jean-de-Luz
Reading the €4,854 to €7,328 band is a buyer’s main tool in Saint-Jean-de-Luz. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
