Bayonne, the town
Bayonne covers 21.7 km², lies between 0 and 55 m above sea level and had 54,306 inhabitants in the 2023 census. Its inhabitants are called the Bayonnais.
Bayonne, Baiona in Basque and in Gascon, is a French commune and one of the two sub-prefectures of the département des Pyrénées-Atlantiques, in the région Nouvelle-Aquitaine. In 1023, Bayonne was the capital of the Labourd, and expanded during the 12th century towards and beyond the Nive, at the time when the first bridge over the Adour was built. Following the marriage in 1152 of Aliénor d'Aquitaine to Henri Plantagenêt, comte d'Anjou et du Maine, duc de Normandie and future king of England, the town took on a military and above all commercial importance, thanks to maritime trade with England.
A little history
It is probable that a fishing village existed on the site of present-day Bayonne during Prehistory. Indeed, numerous traces of human occupation have been discovered, dating in particular from the Middle Palaeolithic period (discoveries made at Saint-Pierre-d'Irube, a neighbouring locality). Furthermore, a mound of approximately 14 metres in height is noted on the left bank of the Nive (the current cathedral quarter), this mound having been surrounded at the time to the north and west by the marshes of the Adour.

The studio carries the highest price per square metre and the T5+ the lowest, a gap of 27 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

Selling in Bayonne
Pricing in Bayonne starts by placing your property inside the €3,485 to €4,715 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 872 sales a year, Bayonne absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Bayonne property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Bayonne
Reading the €3,485 to €4,715 band is a buyer’s main tool in Bayonne. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the Bayonne market is moving
Over the last twelve published months the median apartment price moved by -1.3 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.
No five-year reading is available for Bayonne. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
Among the towns tracked by BRIVEO in the same department, on the median apartment price, Billère sits 49 % below and Biarritz 80 % above. Those are the gaps a buyer widening their search area actually meets.
