Saint-Cyprien, the town

Saint-Cyprien covers 15.8 km², lies between 0 and 29 m above sea level and had 12,068 inhabitants in the 2023 census.

Saint-Cyprien is a French commune, located in the east of the département des Pyrénées-Orientales in the Occitanie region. From a historical and cultural standpoint, the commune is within the Roussillon, a former province of the kingdom of France, which existed from 1659 until 1790 and which covered the three vigueries of Roussillon, Conflent and Cerdagne. Exposed to a Mediterranean climate, it is drained by the Agouille de la Mer.

A little history

In 118 BC, the first traces of Saint-Cyprien appeared on the site of the "villa Salix", amid marshes and willow groves, not far from Saint-Cyprien, which served as an ancillary port to the ancient Illiberis (which became Helena in the 4th century under the emperor Constantin, then Elne). A Roman connecting road confirms the commercial exchanges between these two villages. Elne became in the 6th century the seat of the Bishopric.

Selling in Saint-Cyprien

Pricing in Saint-Cyprien starts by placing your property inside the €3,014 to €4,458 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 601 sales a year, Saint-Cyprien absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Saint-Cyprien property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Saint-Cyprien

Reading the €3,014 to €4,458 band is a buyer’s main tool in Saint-Cyprien. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
