Canet-en-Roussillon is a French commune situated in the north-east of the département of Pyrénées-Orientales, in the Occitanie region. Its inhabitants are called the Canétois. It is the second largest town in Pyrénées-Orientales with a population of 13,227 inhabitants (2023).
A little history
The occupation of the site of Canet is very ancient, as attested by two necropolises of the Urnfield civilisation discovered at the sites of Bellevue and des Hospices. During the Roman period, Canet doubtless served as a maritime outlet for the town of Ruscino. A significant quantity of goods must have passed through the beach. Traces of Roman occupation have moreover been discovered at Puig del Baja (situated to the east of the current village, towards the sea) and excavated during the 1980s under the aegis of the association des Amis du Vieux Canet.

Selling in Canet-en-Roussillon
Pricing in Canet-en-Roussillon starts by placing your property inside the €2,955 to €4,513 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 479 sales a year, Canet-en-Roussillon absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Canet-en-Roussillon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Canet-en-Roussillon
Reading the €2,955 to €4,513 band is a buyer’s main tool in Canet-en-Roussillon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
A stable market usually means a negotiation decided by the property itself rather than by any general trend.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
