Passy, the town
Passy covers 80 km², lies between 532 and 2,880 m above sea level and had 10,856 inhabitants in the 2023 census.
Passy is a French commune located in the département of Haute-Savoie, in the Auvergne-Rhône-Alpes region. A mid-mountain commune belonging to the communauté de communes Pays du Mont-Blanc, it had 10,856 inhabitants in 2023, making it the eleventh commune in Haute-Savoie. It is also the fifth largest commune in the département (after Sixt-Fer-à-Cheval, Fillière, Chamonix and Samoëns) and is made up of numerous hamlets and villages (Bay, Charousse, les Ruttets, Passy, Marlioz, Chedde, la Motte, Joux, la Frasse and, beyond the Arve, l'Abbaye and les Plagnes).
A little history
In 2012, an excavation campaign led to the discovery of quartz and worked flints, attesting to a human presence dating from the Neolithic period at the Petit Col d'Anterne (1,850 m). In addition, axe blades were found at the hamlets of Bay and des Storts, again attesting to a prehistoric human presence. The Arve valley and in particular the territory of Passy lie within the territory of the Allobroges, who controlled the flat foothills between the Rhône and the Alps, on the border with the territory of the Ceutrons, who occupied the Haut-Faucigny.

Selling in Passy
Pricing in Passy starts by placing your property inside the €2,678 to €4,055 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 124 sales a year, Passy is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.
Briveo values your Passy property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Passy
Reading the €2,678 to €4,055 band is a buyer’s main tool in Passy. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
