Nancy, the town

Nancy covers 15 km², lies between 188 and 353 m above sea level and had 103,671 inhabitants in the 2023 census.

Nancy (prononcé) is a commune in Meurthe-et-Moselle, in Lorraine (Grand Est region). Nancy is situated on the banks of the Meurthe a few kilometres upstream from its confluence with the Moselle. Located 47 km south of Metz, 75 km from the massif des Vosges and 281 km (between 320 and 350 km depending on the route by car or TGV) east of Paris, it is the former capital of the duché de Lorraine, the prefecture of the département of Meurthe-et-Moselle and the current seat of the métropole du Grand Nancy, one of the 21 métropoles of France.

A little history

Although numerous prehistoric sites (Neolithic sites on the côte de Boudonville, the quarries of Monbois, at Vandœuvre-lès-Nancy and Villers-lès-Nancy) have been discovered on the plateaux surrounding the town, such as the Cité d'Affrique (5th century BC) to the south-west and Celtic settlements of the Leuques on the butte Sainte-Geneviève, the historic site of the town does not appear to have been truly occupied before the Merovingian period, towards the end of the 7th century. The existence of a ford on the Meurthe is mentioned in the 8th century. The birth of Nancy is linked to the construction of a feudal castle, during the 11th century, by Gérard d'Alsace.

The average apartment sold in Nancy covers 60 square metres, putting a typical transaction near €136,775. That is an order of magnitude drawn from averages, not the valuation of any particular property.

By property type in Nancy, T2 at €2,291/m², T3 at €2,192/m², studio at €2,554/m², T4 at €2,115/m², T5+ at €2,133/m².

The studio carries the highest price per square metre and the T4 the lowest, a gap of 21 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

The T2 is what changes hands most often here, with 529 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Nancy

Pricing in Nancy starts by placing your property inside the €1,878 to €2,697 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 2,044 sales a year, Nancy absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Nancy property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Nancy

Reading the €1,878 to €2,697 band is a buyer’s main tool in Nancy. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

How the Nancy market is moving

Over the last twelve published months the median apartment price moved by -1.1 %. That amounts to stability. Stability is the most common state of a local market, and it means sellers and buyers agree on price levels.

No five-year reading is available for Nancy. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Lunéville sits 56 % below. Those are the gaps a buyer widening their search area actually meets.
