Morillon, the town

Morillon covers 14.5 km², lies between 657 and 2,046 m above sea level and had 719 inhabitants in the 2023 census.

Morillon is a French commune in Haute-Savoie (Auvergne-Rhône-Alpes region), a tourist resort open in winter and summer.

A little history

During the debates on the future of the duchy of Savoie, in 1860, the population was receptive to the idea of uniting the northern part of the duchy with Switzerland. A petition circulated in this part of the country (Chablais, Faucigny, Nord du Genevois) and gathered more than 13,600 signatures, of which 73 were from the commune. The duchy was united following a plebiscite held on 22 and 23 April 1860, in which 99.8% of Savoyards answered "oui" to the question "La Savoie veut-elle être réunie à la France?".

The average apartment sold in Morillon covers 35 square metres, putting a typical transaction near €150,605. That is an order of magnitude drawn from averages, not the valuation of any particular property.

The T4 carries the highest price per square metre and the studio the lowest, a gap of 12 %. Small units usually cost more per square metre than large ones, because the price of a kitchen and a bathroom is spread over fewer metres.

The T2 is what changes hands most often here, with 33 sales over twelve months. It is therefore the type with the most reference points, and the one where a price is hardest to argue against.

Selling in Morillon

Pricing in Morillon starts by placing your property inside the €3,759 to €4,861 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 91 sales a year, Morillon is regular without being deep. Positioning matters more here than in a dense market, because a buyer who steps back is not immediately replaced.

Briveo values your Morillon property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Morillon

Reading the €3,759 to €4,861 band is a buyer’s main tool in Morillon. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

How the Morillon market is moving

Over the last twelve published months the median apartment price moved by +6.2 %. A move of that size over a single year often reflects a change in what is being sold as much as a change in value.

No five-year reading is available for Morillon. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Annemasse sits 19 % below and Chamonix-Mont-Blanc 121 % above. Those are the gaps a buyer widening their search area actually meets.
