Montreuil, the town

Montreuil covers 8.9 km², lies between 52 and 117 m above sea level and had 111,934 inhabitants in the 2023 census.

Montreuil [mɔ̃.tʁœj], also known as Montreuil-sous-Bois, is a French commune situated in the department of Seine-Saint-Denis, in the Île-de-France region. It is the second most populous town in the department of Seine-Saint-Denis, after Saint-Denis. Montreuil is also the fourth most populous town in the Île-de-France region.

A little history

The area has been populated since the Neolithic period. Around the year 2001, archaeologists discovered a chipped and polished flint axe in the north-west of Montreuil, in the Villiers Barbusse neighbourhood (bordering the La Noue le Clos français neighbourhood) at number 25 of the rue Ernest Savart. They also uncovered Merovingian remains. No objects or burials were found for the Celtic period (the La Tène and Hallstatt periods).

Selling in Montreuil

Pricing in Montreuil starts by placing your property inside the €4,750 to €7,250 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 1,097 sales a year, Montreuil absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Montreuil property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Montreuil

Reading the €4,750 to €7,250 band is a buyer’s main tool in Montreuil. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

How the Montreuil market is moving

Over the last twelve published months the median apartment price moved by +4.2 %. A move of this magnitude stays within what an ordinary year produces.

No five-year reading is available for Montreuil. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.

Among the towns tracked by BRIVEO in the same department, on the median apartment price, Épinay-sur-Seine sits 55 % below and Saint-Ouen-sur-Seine 6 % above. Those are the gaps a buyer widening their search area actually meets.
