Épinay-sur-Seine is a French commune situated in the département of Seine-Saint-Denis in the Île-de-France region. It lies at the western tip of the département, on the border with Hauts-de-Seine and Val-d'Oise. Its inhabitants are known as the Spinassiens and the Spinassiennes.
A little history
Human presence in the area is attested from the Celtic Iron Age by the discovery in the 19th century of iron and bronze swords in the bed of the Seine. The oldest settlement confirmed on the site of the commune dates back to the Merovingian period in the 7th century. The place is mentioned in a document written in medieval Latin for the first time, recording the existence of the village of Spinogelum by the chronicler Frédégaire, in the year 638. Dagobert Ier made his will at "Ipinacum". He gave his land to the abbaye de Saint-Denis, but the Montmorency stole part of it.

Buying in Épinay-sur-Seine
Reading the €2,280 to €3,271 band is a buyer’s main tool in Épinay-sur-Seine. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
