Aubervilliers, the town
Aubervilliers covers 5.8 km², lies between 33 and 46 m above sea level and had 88,365 inhabitants in the 2023 census.
Aubervilliers is a French commune situated in the immediate northern suburbs of Paris, specifically in the département of Seine-Saint-Denis in the Île-de-France region. The commune forms part of the Plaine Commune territorial public establishment, within the métropole du Grand Paris. It borders the towns of Saint-Denis, La Courneuve, Pantin, and the 18th and 19th arrondissements of Paris.
A little history
Like many communes of the Parisian inner suburbs, this town was for a long time an agricultural and market-gardening area until the 1860s. As the name of its church, Notre-Dame-des-Vertus, recalls, Aubervilliers was situated in a vast vegetable-growing zone that fed Paris. This plain, drained and cultivated as far back as the Middle Ages, became in the 19th century the largest market-gardening plain in France, specialising in the production of Savoy cabbages known as Gros des Vertus, salsify and onions known as Paille des Vertus, which established the reputation of local growers.

Selling in Aubervilliers
Pricing in Aubervilliers starts by placing your property inside the €3,150 to €4,682 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 551 sales a year, Aubervilliers absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Aubervilliers property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Aubervilliers
Reading the €3,150 to €4,682 band is a buyer’s main tool in Aubervilliers. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
