Versailles, the town
Versailles covers 26.2 km², sits at 138 m above sea level and had 84,095 inhabitants in the 2023 census. Its inhabitants are called the Versaillais.
Versailles is a French commune, prefecture of the Yvelines département in the Île-de-France region, known worldwide for its château as well as its gardens, sites listed under the auspices of UNESCO on the World Heritage List. According to the 2023 census, the population of the town is 84,095 inhabitants. A new town created by the will of King Louis XIV, it was the capital of France for a century, from 1682 to 1789, but also in 1871, and became one of the birthplaces of the French Revolution.
A little history
The site of Versailles was probably not inhabited in prehistoric times, given that no archaeological remains have been found there. However, as the land was greatly disturbed during the construction work on the château and the laying out of the park, certain traces may have been destroyed. In the immediate surroundings, covered alleys from the Neolithic period, belonging to the "Seine-et-Marne-Oise" civilisation, were found at L'Étang-la-Ville and at Marly-le-Roi. In Gallo-Roman times, the site lay on the route of the road leading from Paris to Normandy via Villepreux and Neauphle-le-Château.

Selling in Versailles
Pricing in Versailles starts by placing your property inside the €5,472 to €7,761 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 978 sales a year, Versailles absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Versailles property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Versailles
Reading the €5,472 to €7,761 band is a buyer’s main tool in Versailles. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
