Sartrouville, the town

Sartrouville covers 8.5 km², lies between 22 and 62 m above sea level and had 52,763 inhabitants in the 2023 census. Its inhabitants are called the Sartrouvillois.

Sartrouville is a French commune situated in the Yvelines, in the Île-de-France region. A north-western suburb of Paris, it is the chief town of the canton de Sartrouville, on the Seine. Sartrouville is, by its population, the second commune of the Yvelines after Versailles, with 51,967 inhabitants at the 2017 census.

A little history

No data makes it possible to know whether Sartrouville was inhabited during prehistory. The territory of Sartrouville must have been inhabited in the Gallo-Roman period, as weapons dating from that era were found on the site of the Champ de Mars, near the church and the cemetery that surrounded it. Several sarcophagi apparently dating back to the Gallo-Roman period were also found in the sand quarries of la Vaudoire, along with bones and rusted weapons. The proximity of a place called le Camp allows one to suppose the presence of a Gallo-Roman camp.

Selling in Sartrouville

Pricing in Sartrouville starts by placing your property inside the €2,938 to €4,612 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 503 sales a year, Sartrouville absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Sartrouville property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Sartrouville

Reading the €2,938 to €4,612 band is a buyer’s main tool in Sartrouville. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

A stable market usually means a negotiation decided by the property itself rather than by any general trend.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

No five-year reading is available for Sartrouville. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
