Poissy, the town
Poissy covers 13.3 km², lies between 17 and 171 m above sea level and had 40,983 inhabitants in the 2023 census.
Poissy is a French commune in the département des Yvelines in the Île-de-France region. Chef-lieu du Pincerais under the Merovingians, it subsequently became one of the oldest royal cities in Île-de-France, the birthplace of kings Louis IX and Philippe III le Hardi, before being supplanted from the 15th century onwards by Saint-Germain-en-Laye. It is also one of the first communes to receive a charter, granted in 1200 by Philippe Auguste, and was an important religious town until the Revolution, with the convents of the Dominicaines, the Capucins and the Ursulines.
A little history
The origins of Poissy are poorly understood. Few vestiges from prehistoric times have been found within the commune's territory. The site was certainly inhabited during the Neolithic period, as traces were found (oak piles) of an ancient lake dwelling during the construction of the lock at Carrières-sous-Poissy. A sword dating from the Bronze Age and preserved at the British Museum was also found during dredging of the Seine.

Selling in Poissy
Pricing in Poissy starts by placing your property inside the €3,100 to €4,390 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 418 sales a year, Poissy absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Poissy property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Poissy
Reading the €3,100 to €4,390 band is a buyer’s main tool in Poissy. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.
