Megève, the town
Megève covers 44.1 km², lies between 1,027 and 2,485 m above sea level and had 2,893 inhabitants in the 2023 census.
Megève ([məʒɛv]), sometimes under the old form Mégève, is a French commune situated in the département of Haute-Savoie, in the region of Auvergne-Rhône-Alpes. The village is a true urban centre situated at altitude, it had 2,893 inhabitants in 2023, making it the thirty-second largest town in Haute-Savoie. The commune sits at the crossroads between the pre-Alpine massifs of the massif du Giffre to the north, and the chaîne des Aravis to the west and the Alpine massif of the Beaufortain to the south-east.
A little history
The mythical founding of this village involves the sire Faulignac de Gibertain, who slew a dragon whose blood formed the valley where the present-day commune stands. A legend transmitted orally by the families of Megève to this day attributes the creation of Megève to Muffat and Grosset, who are said to have killed a flying viper that prevented anyone from living in this place. This legend would also explain the name of the locality Tirecorde. This oral legend was set down in writing on 28 October 1791 by Jean Baptiste Berthet in his Histoire de Megève and spans two parts of his work in six parts.

Selling in Megève
Pricing in Megève starts by placing your property inside the €7,773 to €12,096 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 230 sales a year, Megève absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.
Briveo values your Megève property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.
Buying in Megève
Reading the €7,773 to €12,096 band is a buyer’s main tool in Megève. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.
Prices moving up narrow the room for negotiation without closing it, a property that has been on the market a long time is negotiable whatever the trend says.

No five-year reading is available for Megève. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
