Les Pavillons-sous-Bois is a French commune situated in the département of Seine-Saint-Denis in the Île-de-France region, approximately 10 kilometres north-east of Paris. The commune was officially established on 3 January 1905, though the earliest traces of activity on its current territory date back to the 17th century. The commune of Les Pavillons-sous-Bois takes its name from the two guard pavilions built in 1770, which stood at the entrance to the domain of Le Raincy.
A little history
The town of Les Pavillons-sous-Bois celebrated its centenary in 2005. It has indeed existed officially since 3 January 1905, though the earliest traces of activity on its territory can be found from around the 17th century. Around 1600, the territory of Les Pavillons-sous-Bois was nothing more than a marshy area within the vast forest of Bondy, which had a poor reputation as a hideout for brigands. A bridle path connected the locality known as la Fourche to the domain of the old manor of Le Raincy, built on the heights.

Selling in Les Pavillons-sous-Bois
Pricing in Les Pavillons-sous-Bois starts by placing your property inside the €2,618 to €3,659 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.
With 259 sales a year, Les Pavillons-sous-Bois absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Buying in Les Pavillons-sous-Bois
Reading the €2,618 to €3,659 band is a buyer’s main tool in Les Pavillons-sous-Bois. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.
Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Start with BriveoHow the Les Pavillons-sous-Bois market is moving
Over the last twelve published months the median apartment price moved by -8.8 %. A drop of that size deserves the same caution as a rise, since it may come from the mix of properties sold rather than from a fall in value.
No five-year reading is available for Les Pavillons-sous-Bois. The apartment sales we currently use (2023 à 2025) do not go back far enough to compute one, so the long-term direction cannot be stated here.
