Fontenay-sous-Bois, the town

Fontenay-sous-Bois covers 5.6 km², lies between 44 and 111 m above sea level and had 53,757 inhabitants in the 2023 census.

Fontenay-sous-Bois is a French commune situated in the département of Val-de-Marne, on its border with Seine-Saint-Denis, in the Île-de-France region. Situated 3 km to the east of Paris, the town is built at an altitude of between 44 and 111 metres, straddling the end of the long plateau de Belleville, a ridge line that separates the watersheds of the Seine and the Marne. The nature of the soils gave rise to numerous springs, which earned the town its name of Fontenay.

A little history

The abbé Lebeuf, in his Histoire du diocèse de Paris, states that the first mention of Fontenay dates back to 847. In 982, a document indicates that the church of Fontenay is dependent on the cathedral of Paris. King Charles V had the waters of the springs of Fontenay captured to supply the watering troughs of the château de Beauté. The conduits pass through the village, and the king exempts the inhabitants from the right of seizure and the taxes levied for wolf hunting, on the condition that they maintain and clean the conduits.

Selling in Fontenay-sous-Bois

Pricing in Fontenay-sous-Bois starts by placing your property inside the €4,583 to €6,791 band rather than on the median alone. The median describes the middle of the market; condition, floor, outdoor space and energy rating decide where in the band you sit.

With 542 sales a year, Fontenay-sous-Bois absorbs correctly priced properties. An over-ambitious price shows quickly, because buyers have points of comparison.

Briveo values your Fontenay-sous-Bois property from the same DVF file, keeping only sales of comparable properties closest to your address, free of charge and with no obligation, then supports the sale through to the deed.

Buying in Fontenay-sous-Bois

Reading the €4,583 to €6,791 band is a buyer’s main tool in Fontenay-sous-Bois. A property at the bottom is not a bargain and one at the top is not a rip-off, the band measures how different the properties are, not how well they are priced.

Acquisition costs are budgeted on top of the price, around 8 % on an existing property, around 3 % on a new one. These are orders of magnitude; the notary computes the exact amount.

Prices moving down give a buyer room to discuss, provided the argument rests on comparable sales rather than on the trend itself.
